Paving in a Small Town with Big Growth Nearby

Asphalt paving in Cumming covers a very small town and a lot of new homes around it. Cumming is considered one of the smallest incorporated suburbs in the Des Moines metro. It had 162 residents in 2000, 351 in 2010 and 436 in 2020, and covers about 2.5 square miles at 981 feet in Warren County. The Great Western Trail passes through town.

Acreages and county roads

Much of the area around Cumming is acreages and new homes on county roads. Warren County's Chapter 19 governs those entrances. Residential entrances must be 16 to 24 feet wide and slope 4 percent away from the road edge. A paved residential entrance needs at least 8 inches of asphalt, and on a gravel road the paving must stop 15 feet from the road edge. New entrances need at least 500 feet of sight distance each way on unpaved roads and 600 feet on paved roads, and must be 300 feet from intersecting roads.

Long drives

Acreage owners often ask about paving a long gravel drive. Paving the whole thing is rarely worth the cost; paving the parking area and the stretch by the garage usually is. We price both so you can compare.

New-home settlement

New homes often have backfill that keeps settling, causing dips near the garage. We rebuild those areas on compacted stone.

Trail traffic

The Great Western Trail brings cyclists and walkers through town. Small lots and driveways near the trail need smooth edges and clear sight lines.

Our approach

We visit, measure and give you a written quote. For county-road entrances, we handle the Warren County permit and build to the ordinance.

Maintenance

Fill cracks before winter and sealcoat every few years once the asphalt cures.

Growing surroundings

While Cumming itself is small, new subdivisions and acreages around it are filling in fast. Many of those homes are on county roads. A new entrance needs the county permit, a staked centerline within 10 days of applying, and construction within 180 days. We time the application to the paving date so the permit does not lapse.

Gravel lanes

Some owners pave the first 15 feet past the road edge, then the parking area by the house, leaving the lane between in gravel. That meets the county's offset rule on gravel roads and keeps costs down.
